Brief description of the data offering

The ICE ESG Geo-Analyzer Tool is a visualization and analytics solution that enables data-driven actionable insights for location-linked assets. Users can analyze climate and social features surrounding any specific location within the contiguous United States, regardless of the presence of any linked security.

The Geo-Analyzer provides climate risk and demographic metrics at property-level. It can be used to analyze client provided locations, such as pre-securitized commercial properties, whole loan portfolios, and real estate holdings, and their respective associated location-backed securities.

Features

  • Comprehensive U.S. coverage: Access climate risk and social impact data for any contiguous U.S. location
  • Custom inputs: Climate risk, social, and demographic data aggregated for any user-provided location (latitude & longitude) within the contiguous U.S.
  • Portfolio summary: Portfolio-level (or pool-level) ICE Climate Risk scores and ICE Social Impact scores
  • On-demand: Retrieval of files and/or output from a self-service user interface
  • Delivery: Flexible delivery options including web-based user interface and API, allowing for time-sensitive applications

Use cases

Asset managers use Geo-Analyzer + ESG Data at three stages of their workflow:

  • CMBS primary market - Use Geo-Analyzer for pre-securitized CMBS deals with data from issuers
  • Client reporting - Evaluate their portfolio’s overall ESG characteristics using unified scores and metrics across asset classes (Muni, RMBS, CMBS, whole loans)
  • RMBS primary market - Evaluate whole loan portfolio opportunities for climate risk and social impact on a tight timeline (hours not days)

Where and how do you source your data?

ICE sources climate, economic and demographic data from a range of privately and publicly accessible data providers. These datasets are provided in varying formats and geospatial resolutions -- we employ a technique called dasymmetric modelling to normalize, harmonize, and standardize climate projections, loss estimates and socioeconomic metrics across different time horizons and geographical regions.

What are the key attributes that differentiates the data you offer?

  • To generate climate risk and social impact data for Real Estate you need to know where the locations are geographically. We have developed a proprietary User Interface that allows customers to “pull” this information for arbitrary locations. Web based delivery allows user driven queries and rapid retrieval of information.
  • Breadth of coverage extension: this product allows asset managers to extend their ESG coverage to private and pre-deal assets
  • Flexibility of social and demographic analysis of properties and deals. Clients can get broad insight about populations at different distances from any given residential or commercial property
  • Use of a common underlying data platform and delivery of climate risk and social impact metrics across MBS cohorts and municipal bonds provides value to clients’ US Fixed Income users and/or ESG leadership functions
